The construction of this seven-storey building and complex façade treatment and landscape on mid floors resulted in a vibrant new 109-bed Apart Hotel.

This prestigious project brings an exciting new 109-apart hotel and retail scheme to the vibrant town of Swords, Co Dublin.

This hotel is located near the main street of Swords beside the Swords Pavilions Shopping. Dublin Airport is less the 3km from the site adding a great mix of tourism and business travellers to this hotel.

The construction includes a basement below ground level on a relatively restricted site. It had all the complexities of working adjacent to live retail environment such as traffic management, site set up and health and safety of the public during construction. The end result is a top-class brand hotel to reflect the growing vibrancy of this out of city town and the onset of the new Metro link.

The Maldron Hotel, Grandby Row, Dublin is a city centre contemporary hotel providing 129 rooms.

This project involved a complex and unique extension of rooms through the refurbishment of Georgian properties on Parnell Square West and the additional floors to the top of the new building, adding an extra 55 bedrooms to the property.

The challenges of the project included maintaining a live trading hotel in full operation and managing a complex extension and refurbishment project.

The Maldron Hotel eight-storey development is a replacement for the outdated Tara Towers hotel on Merrion Road in Dublin 4

The development of the remainder of the site is a scheme of apartments and townhouses.

The site occupies a prominent and dramatic bay-side position overlooking Booterstown Marsh and Dublin Bay towards Howth Head. It comprises 140-bed pavilion, with a 57-unit residential block on the main hotel site, seven apartments and five townhouses on the existing car park site. The ground floor entered from the road frontage incorporates the public amenities of the hotel, restaurants, bars and seminar suite, with service areas to the rear.

A terrace of six three-storey townhouses with a four-storey, seven-unit apartment building and landscaped gardens complete the Development.

This project involved a complex build on a restricted site as it interacts with busy Dublin city centre congestions. 

The challenges of the project also included the planning permission for the site, which had to reach a very high standard, particularly with the conversation work which had to be sympathetic to the Gloucester Street properties.

The project will be completed / was completed.
