The site is on the eastern fringe of the Park, located east of the main estate access road and west of the Clonshaugh Road which bounds the overall Park. The existing building is part single/part two storey light industrial style unit.
The majority of works are internal to the existing building envelope, in order to reorganise the layout and upgrade the overall facility. This includes the removal of internal wall partitions, doorsets, removal of raised access floors, access ramps, ceiling systems. Existing services are to be stripped out and removed.
Externally it is proposed to extend the existing service yard at ground floor level to decommission 2no. existing chillers, 1no. external Generator and 2no. internal Generators (adjacent to yard) and replace this plant with 3no. new Generators. New palisade fencing is proposed and the new generators will extend to c.7.2m in height, slightly above the palisade fence height.
At roof level, it is proposed to replace 3 new chillers behind a plant screen, and they will not be visible from street level.
